How Much Does it Cost to Rent in Barcelona?

The rent price in Barcelona  is one of the things you should consider before moving to this Catalonia city. If you are a regular tenant, you must be aware of the struggles when searching for a rental to live in. Moving from one apartment to the other in search of the best rental may also be tiresome. Barcelona Rent Prices

Rent prices in Barcelona vary between houses/apartments, depending on their features and surface. The renting cost of a flat in the city will depend on its location and surface. When living in the city, monthly rent prices tend to go from 750€ for a studio to 1.800€ for a 3 or 4-bedroom apartment. These prices will decrease as you move further away from the city. On the other hand, there are some less expensive flats to rent as for example in Sant Andreu or Horta-Guinardo where prices may  range from 12€ to 13€ per square meter.

What is the Average Rent in Barcelona?

The average Barcelona rent price per square meter registered in October 2021 is 15€. However, prices depend on the zone.  

Ciutat Vella, being the most famous and favourite area for tourists, has currently an average  price  of about 19,6€ per square meter, while the price in Sarria-Sant Gervasi is close to 17,2€ euros per square meter. Sarria together with Pedralbes and Sant Gervasi are considered as the areas in Barcelona where people have the highest purchasing power.

Another example would be Sant Martí with an 16€ square meter price. Statistics may sometimes not be reflected in the day to day offer but at least they can give you a better idea of what you can expect to find in Barcelona's real estate market.

Prices According to  Characteristics of the Property

When moving into a new place, there is always a huge variety of apartments to choose from. Apartments mostly tend to be the most common type, but there are also hostels, studios, apart-hotels, and houses. Some people also choose flat sharing. All such options differ when it comes to Barcelona rent prices.

When renting a one-bedroom apartment in the city centre, you should expect to pay between 800 and 1200 euros per month (the average price is 950 euros). Outside the city, the same type of apartment can  amount to 600-900 euros per month, with its average price being 720 euros. A three-bedroom apartment in the city can cost between 1300 and 2000 euros per month with an average price of 1500 euros. The same apartment outside the city goes for 900 to 1500 euros.

Ciutat Vella (Old town)

This is one of the most charismatic districts of the city, with its ancient buildings and a huge network of winding streets. It is further divided into four neighbourhoods: the Gothic quarter, Pere, Santa Caterina and El Born i La Ribera, Raval and Barceloneta. It's one of the busiest parts of Barcelona, since tourists frequently visit it. The average rent price per square meter in this district is 19,6 euros.

L'Eixample

Built in the 19th century, this area has some of the most iconic Art Nouveau buildings in the city, with key avenues and boulevards. It is further divided into six neighbourhoods: Dreta de l'Eixample, Antiga Esquerra de l’Eixample, Nova Esquerra de l’Eixample, Fort Pienc,  Sagrada Família and Sant Antoni. The average rent price per square meter in this district is 16,90euros.

Gracia

This is the home to lifelong residents, artists and students. It has a relaxed village-like feel. When the sun goes down, this city becomes a hub of the city's nightlife. The average rent price per square meter in Gracia is 15,7 euros.

Horta Guinardó

This highly diverse distrit city gives visitors and residents an exceptional view of the entire Barcelona city from its various hilltops. It's the third-largest district comprising 11 neighbourhoods and has a great history since the Bronze Age. Its average rent price per square meter is 12,4 euros.

Les Corts

This is one of the city's wealthiest districts and comprises three neighbourhoods. The district also has hints of its past rural life. The average rent price per square meter is 15,0 euros.

Nou Barris

Nou Barris is located in the northern part of Barcelona. It's one of the quiet places to live in if you are trying to escape the noise and buzz of the city. It’s characterized by lots of green areas, steep and irregular streets. The average rent price per square meter in this neighbourhood is 12,9euros.

Sant Andreu

Thanks to its laid-back vibe, this district has a vintage charm and feels cosy and very comfortable to live in. The district offers a glimpse of its past through the old factories and amenities recently turned into parks and art centres. Its average rent price per square meter here is 12,5 euros.

Sant Martí

Located on the city's eastern side, this is a district of beaches and long sandy stretches that extend into the Mediterranean. It is one of the most incredible places to stay when you want to enjoy and relax along the sandy beaches. The average rent price per square meter in Sant Martí is 16 euros.

Sarrià-Sant Gervasi

Thanks to its green spaces, Sarrià-Sant Gervasi is a place of great charm. The district comprises seven neighbourhoods, all with narrow streets, attractive homes, and little plazas. Attractions here include the science museum and Tibidabo Amusement park. The average rent price per square meter here is 17,2 euros.

Sants-Montjuïc

Sants-Montjuïc lies beneath the prominent hill of Montjuïc. It boasts plenty of outdoor spaces that let you enjoy glorious sea views and mountain walks. The average rent price per square meter in Sants-Montjuïc is 14,3 euros.
